PR City

My dream home, Primavera City, is located in my ideal community, Uptown Cagayan de Oro. Situated in an elevated area that is far from the city center, it is safe from floods and pollution. The view is also great, especially if you live in an environmentally safe residence like PR City.  But, there’s actually more to PR City than being just everybody’s dream home.

Primavera City is also touted as the next business hub and with its prime location, it is not surprising that it is considered a growth catalyst. This early, Italpinas Development Corporation’s (IDC) groundbreaking project is already receiving positive feedback from property experts, as well as from investors who have already heard about Primavera City. Its location, along with the building’s eco-friendly features, is ideal for emerging cities like Cagayan de Oro.

The Ideal Community

Described as a master-planned community that is 100 meters above sea level, PR City has eco-friendly features and is within a preserved rainforest. Although it is a little far from the city, the community it belongs to is a busy hub, with some of CDO’s major establishments and educational institutions buzzing with activities day and night.

SM City CDO is the perfect shopping, dining, and leisure destination. Across the mall is Manresa Farm, where you’ll find fresh produce. Xavier University-Ateneo de Cagayan, the city’s premier Jesuit school, is also located within the PR City area. And, if you’re fond of golf (or of watching people play golf), you’ll love the fact that the Pueblo de Oro Golf Course, one of CDO’s world class developments, is just a few minutes away. Other establishments and institutions in the community are the Department of Social Welfare and Development, the Department of Interior and Local Government, the regional office of the Department of Education, and hotels like Pryce Plaza and Hotel Koresco. If this doesn’t sound like the perfect location for your home and business, I don’t know what is.

The eco-friendly building, the design, and the location; they all work well for me. I agree with IDC President Atty. Jose “Jojo” D. Leviste III, Primavera City is the best option for first time home buyers and investors. Aside from being touted as a premium location by investors, Uptown CDO is where many of the city’s major developments are happening, including the construction of a major road from the uptown area all the way to Bukidnon, and another one that leads to Laguindingan.

Ideal for Businesses

Yes, I intend to build a home at Primavera City, but there are also times when I think about starting a business there. The incentives are attractive: since the Primavera property is a Philippine Economic Zone or PEZA accredited site, businesses can get fiscal and non-fiscal incentives from the government. In addition to this, there will also be income tax holidays and the privilege of paying income tax that is 5% lower. If I plan to hire a foreign national as part of my business team, I will also be allowed to do so.

The pros significantly outweigh the cons, so why would I not choose Primavera City? It will be like hitting three birds with one stone: eco-friendly features + the ideal location + business incentives. What more can I ask for?

Ideal Home, Ideal Community

Primavera City, once completed, will have seven green buildings, including a high-rise tower. IDC is investing around Php653 million for the project’s two towers. Phase 1, which will be launched by the 2nd quarter of this year, will have 11 floors with 337 units – 57 of these commercial. It will also have 231 studio-type units, 22 of which are one-bedroom types, while 27 of these units will have two bedrooms. There will be more or less 100 parking slots in the basement, too.

Each of the commercial units will measure around 50 to 60 square meters. Studio-type units will measure 28 square meters, while the single-bedroom units will be at 47 square meters each. The two-bedroom units will be bigger and more spacious at 70 square meters each.

Primavera City will feature integrated multi-functional buildings, which means there will be commercial, residential, and office units.

The biggest advantage of Primavera City, aside from being a city within a city, is the fact that it is located in Uptown CDO, home to residential establishments that include the Pueblo de Oro Township and Xavier Estates. As such, security is assured, especially since there are fire and police stations in strategic areas. Uptown CDO is also a traffic-free community, which can be a major reason why it is the favorite residential location of expats.

Only 45 minutes away from Laguindingan Airport, Uptown CDO is definitely the ideal community for my dream home, Primavera City.
